      In roughly 90% of cases, our Garden Rooms fall under Permitted Development, requiring no planning permission at all. Since specific rules vary by location, we confirm compliance with your local council and can handle the entire planning application for you if required. 


       

      Permitted Development rights allow you to build an outbuilding (such as a garden room) within the grounds of your home without needing to apply for full planning permission, provided the structure is incidental to the enjoyment of the main house.


      Key Rules & Requirements


      To qualify as Permitted Development, your garden room must adhere to the following criteria:


      • Location: Must be placed behind the front elevation (front face) of the original house. On designated land (e.g., Conservation Areas), outbuildings cannot be placed at the side of the house.


      • Height Restrictions:
        • If placed within 2 metres of any property boundary, the maximum overall height (including the roof) is 2.5 metres.
        • If placed more than 2 metres from a boundary, the maximum eaves height is 2.5 metres, with total roof heights capped at 3 metres (for flat/pent roofs) or 4 metres (for dual-pitched roofs).


      • Ground Coverage: The outbuilding—along with any previous extensions, sheds, or existing structures—must not cover more than 50% of the original garden land.


      • Design Features: Balconies and verandas are not allowed. Decking or raised platforms are permitted up to a maximum height of 300mm.


      • Single Storey Only: Structures must be single-storey and remain completely freestanding (not physically attached to the main house).


      Important Restrictions & Exceptions


      Planning permission will always be required if:


      • Living Accommodation: The building is intended to be used as self-contained living accommodation, a primary residence, or a "granny annexe" (i.e., containing bedrooms, bathrooms, or kitchens).


      • Listed Buildings: The main property is a listed building.


      • Protected Areas: The property is in a National Park, Area of Outstanding Natural Beauty (AONB), the Norfolk Broads, or a World Heritage Site (though exceptions may exist for tiny structures under 10m² located more than 20m from the house).


      • Article 4 Directions: Local Planning Authorities have removed Permitted Development rights for your specific property or area.


      Note: These guidelines apply to standard houses in England (rules in Scotland and Wales may vary slightly). Permitted Development rights do not apply to flats, maisonettes, or commercial properties. Always verify with your Local Planning Authority if you are unsure.

      In most cases, no. Most standard detached garden rooms built in England do not require formal Building Regulations approval, provided they meet specific size and usage criteria.

         

      However, whether Building Regulations apply depends on the floor area, proximity to property boundaries, and intended use of the building.   


      Building Regulations Thresholds at a Glance

         

      Under 15m² (Internal) - Exempt - Must not contain sleeping accommodation.

       

      15m² – 30m² (Internal) - Usually Exempt - Must contain no sleeping accommodation AND either be positioned at least 1m from any boundary OR built substantially from non-combustible materials.

       

      Over 30m² (Internal) - Approval Required - Must fully comply with UK Building Regulations, regardless of use.


      Exceptions & Important Requirements


      Regardless of the overall size of your garden room, full compliance or certification is required in the following scenarios:


      • Electrical Connections (Part P): All electrical wiring and mains connections to a garden room must comply with Part P of the Building Regulations and  be signed off by a certified electrician.   


      • Sleeping Accommodation / Dwellings: If the room is intended to be used for      sleeping accommodation (e.g., a granny annexe, guest bedroom, or self-contained living space), full Building Regulations approval is mandatory.  


      • Plumbing & Heating: If you plan to install a toilet, bathroom, or log burner, these connections must comply with relevant building control standards (e.g., Part G for sanitation, Part J for heat-producing appliances).

Building Control rules are completely separate from Planning Permission. Imperium Garden Rooms strongly recommends verifying specific requirements with your Local Planning Authority (LPA) or a qualified Building Control Inspector prior to installation.   


      Yes. All of our rooms are custom-built to your exact dimensions and requirements—we don't offer rigid off-the-shelf sizes. 


      Very little! Our garden rooms are built using low-maintenance materials that require minimal effort to keep looking fantastic. All that's needed is the occasional wash down, routine care for your uPVC or aluminium doors, and applying a water-repellent treatment to the timber cladding every 3 to 5 years. 


      Typically between 15 to 20 working days. Depending on the size and complexity of your bespoke design, your new garden room will usually be fully completed and ready for you to enjoy in just 3 to 4 weeks. 


       

      While SIPs (Structural Insulated Panels) offer fast assembly times, they create a tightly sealed box that cannot naturally "breathe." Unless complex mechanical ventilation is installed, this can trap moisture inside the room, leading to condensation, poor air freshness, and potential mould growth over time.

      Yes, but only to protect customer privacy and tidy up unfinished surroundings.


      The garden rooms shown in our photos are 100% authentic and unedited—they appear exactly as built and installed in real life.


      We only use AI or digital editing tools to make minor adjustments to the surrounding background area for two reasons:


      • Customer Privacy: To protect our clients' anonymity by obscuring or replacing neighboring properties and personal garden details.
      • Tidying the Landscape: On many projects, clients have ongoing landscaping or garden works being completed by third-party contractors. Background edits allow us to present a clean view of the room without unfinished outdoor spaces getting in the way.
